5 Industries Struggling with Rising Interest Rates Are Businesses Run on Debt | Don't Try to Guess the Industry [Audio Delivery]
Today’s theme is “everything has two sides.” Businesses that run on debt are the ones that struggle when interest rates rise. Based on Ryo-gakucho’s YouTube video “5 Industries That Will Struggle When Interest Rates Rise” (published October 9, 2026), I shared my thoughts.
[Key Points of This Episode]
1. The 5 industries that will struggle are real estate, construction/home builders, electric/gas, heavy-equipment manufacturing such as steel and chemicals, and emerging companies.
2. There are two ways to categorize them: businesses where customers borrow to buy, and businesses where you borrow to operate.
3. If you borrow 30 million yen over 35 years, the difference between a 1% and 2% interest rate is about 14,700 yen per month (calculated by Hanatsubure Pagu-o).
4. Variable interest rates are usually reviewed every six months, and even if the repayment amount stays the same, the proportion of interest increases. There are loans where the repayment amount changes every five years (capped at 1.25 times) and loans that change every time the interest rate is reviewed, so check your own loan and prepare with savings rather than investments.
5. For those building their own Japanese stock portfolios, gradually buy more of the industries that everyone else is selling to rebalance your industry mix.
6. If you don’t know what to do, just stick to an all-country stock index fund.
There is one thing you can do today. If you have a variable-rate loan, just check if your loan has a 5-year rule.
