Monthly mortgage payment calculator
Your mortgage rate plays a large role in how much your monthly payment will be. Use this mortgage calculator to see how your mortgage amount, rate, and term length will impact your monthly payments.
You can bookmark the Yahoo Finance mortgage payment calculator and keep it handy as you shop for homes and the best mortgage lenders. You can also enter costs for private mortgage insurance (PMI) and homeowners’ association dues, if applicable. These details produce a more accurate monthly payment estimate than simply calculating your mortgage principal and interest.
How to get a low mortgage rate
The best mortgage lenders typically offer the lowest mortgage rates to borrowers with larger down payments, excellent credit scores, and low debt-to-income ratios. So, if you want a lower rate, try saving more, improving your credit score, or paying down some debt before you start shopping for homes.
Waiting for rates to drop probably isn’t the best method to get the lowest mortgage rate right now. If you’re ready to buy, focusing on your personal finances is probably the best way to lower your rate.
How to choose a mortgage lender
To find the best mortgage lender for your situation, apply for mortgage preapproval with three or four companies. Be sure to apply to all of them within a short time frame — this will give you the most accurate comparisons and have less impact on your credit score.
When choosing a lender, don’t just compare interest rates. Look at the mortgage annual percentage rate (APR) — this includes the interest rate, any discount points, and fees. The APR, which is also expressed as a percentage, reflects the true annual cost of borrowing money. This is probably the most important number to look at when comparing mortgage lenders.

Current mortgage rates: FAQs
Are mortgage rates expected to rise or fall the rest of this year?
According to the latest Mortgage Bankers Association (MBA) forecast, the 30-year fixed purchase rate will average 7.3% for the fourth quarter of 2026. Fannie Mae’s forecast puts the 30-year rate at an average of 7.4%.
Will mortgage rates rise or fall in 2027?
According to the same two forecasts, the MBA expects the 30-year average rate to range from 7.1% to 7.2%, and Fannie Mae predicts an average 30-year rate of 7.5%.
How do I get the lowest refinance rate?
In many ways, securing a low mortgage refinance rate is similar to buying your home. Try to improve your credit score and lower yourdebt-to-income ratio (DTI). Refinancing into a shorter term will also land you a lower rate, though your monthly mortgage payments will be higher.
